Hello Salt Spring!

This real estate market update focuses on buyers looking for ways to stretch their purchasing power.

Broadly speaking, our local market story remains largely unchanged:
* Inventory is the highest in ten years!
* Buyers have more choice and are being more selective
* Reasonably priced homes are still selling

Provincially speaking, as BCREA’s monthly report shows in the attached graph, the residential market remains balanced, although the sales-to-active listings ratio edged slightly higher last month after declining through much of this year; still remaining well below the stronger levels of recent years.

Currently on Salt Spring, there are 128 active residential listings, in addition to the 52 properties sold since January and another 25 pending.

For many buyers, however, the challenge is not finding a suitable home — it is finding one that works within the monthly budget.

That is where a property with optional secondary accommodation may change the conversation.

A mortgage helper cannot make every home affordable, but potential income or shared living arrangements may help bring a property that initially appears out of reach within reach.

1. Mortgage-Helper Opportunities Exist Across the Mid-Market

For buyers who have been limiting their search to the lowest-priced homes, this may provide a reason to look slightly beyond the asking price and consider the complete monthly picture.

2. Mortgage Helpers Can Provide More Than Income

These properties are listed as having additional versatility and income potential by way of secondary accommodation, detached living space or another adaptable area to provide options for:
* Long-term tenants
* Extended family
* Guest suite
* Caregiver
* Home business
* Bed and Breakfast


However, not every property will support every use. Buyers should independently verify zoning, permits, septic capacity, insurance, taxation and tenancy requirements.

3. Compare the Monthly Costs — not Just the Asking Price

The lowest-priced home is not always the one with the lowest effective monthly cost.

A somewhat higher-priced property with dependable income potential may be easier to carry than a lower-priced home without that flexibility.

As such, looking beyond the asking price could expand the range of properties worth considering.

Before ruling out a property based only on its list price, consider speaking with a mortgage broker.
