Hello Salt Spring!
Recently, inventory has moved sharply higher, creating the most notable supply shift in ten years. (See the above chart focusing on single family homes.)
Active listings rose from roughly 47 in January to 124 in June, putting current supply well above most recent years and giving buyers significantly more choice.
At the same time, the sales data shows the market is not stalled.
Since January, there have been 44 single-family home transactions. Across that combined group, prices range from $450,000 to $3.62M, with a median of approximately $1.085M.
Recent activity also shows that properties are still moving.
Combined, those 44 transactions had a median of 43 days on market. The most recent activity moved faster: transactions that went pending in May had a median of 27 days on market, while those that went pending in June had a median of 21 days on market.
This points to a market where attractive, well-positioned listings can still move quickly despite the higher inventory backdrop.
Activity remains strongest in the mid-market, especially around the $800,000 to $1.5M range. Well-priced homes are still attracting attention, while listings that are ambitious on price are more likely to sit as competition increases.
For sellers, the strategy has become more important than simply getting listed.
1.) Pricing should reflect today’s inventory levels, not the tighter market conditions of prior years.
2.) Presentation also matters: buyers have more options, so homes need to show well online and in person from day one. Strong photography, clean preparation, clear property information, and easy showing access can make a meaningful difference.
3.) Watch early feedback closely. If showings are limited, or if buyers are consistently choosing competing properties, it may be a sign that the price or positioning needs to be adjusted.
In this market, the first few weeks are especially important, and waiting too long to respond can cause a listing to lose momentum!
The Bottom Line: Salt Spring has shifted into a more balanced, choice-driven market.
Buyers are more choosy and cautious because they have more opportunity, but quality listings can still move quickly.
For sellers, this does not mean the market is weak — it means the margin for error is smaller. The homes that are priced correctly, presented well, and adjusted quickly based on feedback are the ones most likely to stand out.
Every property is different, and broad market numbers only tell part of the story. Location, condition, price point, exposure, and competition all matter.
